55+ Communities, Independent Living and Assisted Living communities offering one of several different government assistance programs designed for low income seniors. Income restrictions generally apply and individuals must meet certain criteria to qualify for the assistance. The two most common programs are the Section 202 Supportive Housing for the Elderly Program and the Low-Income Housing Tax Credit (LIHTC) program. Subsidized housing through HUD is available through a federal program for low-income individuals and families, elderly people and people with disabilities. Income guidelines vary by location, but recipients generally earn less than 50 percent of an area's median income, and most earn less than 30 percent. The U.S. Department of Housing and Urban Development disperses funds and services through local Public Housing Agencies (PHAs) that set standards, determine qualifications and subsidize rent costs directly to the landlord or HUD assisted living facility.
